Why have an ADU?

The housing under supply and escalating cost of homeownership in California has prompted legislators to enact policies that allow homeowners a significant opportunity to expand the state’s housing inventory by developing personal residential lots. ADU’s create a functional and customizable living space that adds value to any existing property. ADU’S can provide rental income, additional family space, accommodations for adult children or aging in place family members.

Site Assessment

ADB will schedule a site visit to physically assess site conditions, determine existing utility locations and discuss construction processes.

Design + Planning

ADB will provide architects and engineers for each construction project. Our architects will provide the architectural theme, drawings and title 24 sheets. Our engineers will provide structural drawings and structural observations during the construction process.

Permit Acquisition

ADB will submit drawings for plan check approval and coordinate completion of any issued corrections and/or clearances required by local building authorities for permit acquisition.

Cost Estimation

ADB will provide “All-In” cost estimates that include architectural drawings, structural engineering, plan check administration, permit fees, construction cost, and contractor markup. Once plans have been approved a home improvement agreement that includes the scope of work, project cost, completion time and payment schedules will be created, agreed upon, dated and signed by all parties.

Construction Management

ADB will manage all phases of the construction process from demolition to completion. ADB will ensure that all city inspections are passed and clearances successfully completed to ensure final permit sign off and/or certificate of occupancy issuance.
